Apartment tours begin

Residential Life staff will host model apartment tours at Coborn Plaza through Feb. 6.

The 455-student housing complex is under construction at the former Coborn's grocery store site at Fifth Avenue South and Ramsey Place. The apartments are slated to open in August.

A lease sign-up event for current students is 8:30 a.m. to 4:30 p.m. Feb. 3 in the Alumni Room, Atwood Memorial Center. View the sign-up event flyer (PDF).

St. Cloud State is leasing the housing complex and welcome center from the J.A. Wedum Foundation, a Minneapolis non-profit that develops house for students and seniors.

The apartments will operate with St. Cloud State Residential Life staff, policies and procedures.

Proposed per person rental rates are:

Four-bedroom unit

$3,480 per semester, $6,960 for 10-month agreement, $8,352 for 12-month agreement

Two-bedroom unit

$3,650 per semester, $7,300 for 10-month agreement, $8,760 for 12-month agreement

One-bedroom unit

$3,785 per semester, $7,570 for 10-month agreement, $9,084 for 12-month agreement

Studio unit

$3,730 per semester, $7,460 for 10-month agreement, $8,952 for 12-month agreement

Parking permit

$300 per semester, $580 for 10-month agreement, $675 for 12-month agreement

Students who complete terms of a 12-month agreement are eligible for a 2 percent discount. The discount will be applied on the last month of the contract term. There is a surcharge for some larger two- and four-bedroom units.

Coborn Plaza is the initial phase of Fifth Avenue Live, a $165 million mixed-use development expected to remake both sides of Fifth Avenue from Ramsey Place north to Minnesota Highway 23.

The pair of four-story buildings also will include 19,000 square feet of retail space and a 12,000 square foot St. Cloud State welcome center.

Apartment details

Fifth Avenue Live is the work of Fifth Avenue LLC, a partnership that includes the Coborn family, Cornerstone Construction of St. Cloud, and local attorney and St. Cloud State alumnus, Brian Schoenborn.

The university recently named the two buildings to honor the Coborn family's community contributions.

Apartment amenities include:

  • keyless access to private and common spaces
  • secured entrances and video surveillance
  • private bedrooms
  • private baths
  • in-unit washer and dryer
  • St. Cloud State data network and Internet 
  • Extended basic cable television
