Construction begins on Fifth Avenue Live

The first phase of Fifth Avenue Live will include a university welcome center, a 455-student housing complex and retail.

Excavation is underway on the initial phase of the Fifth Avenue Live development that includes a St. Cloud State University welcome center and 455-student housing complex.

The rumble of earth-moving equipment at the former Coborn's grocery store site adjacent to campus heralds a wave of development that could transform Fifth Avenue from downtown St. Cloud south to the National Hockey Center.

The welcome center space and student apartments will be sold to the nonprofit J.A. Wedum Foundation, which will lease them to the university for 10 years.

The high-amenity, high-value apartments are expected to be available for rent August 2010.

Dunbar Development Corporation is managing construction of the first phase -- the two, four-story buildings called 300 West. Student apartments will be on the upper floors of the north and south buildings. Retail will be on the ground floor of the north building. The 12,000 square-foot welcome center is slated for the ground floor of the south building.

Minneapolis-based Dunbar built student apartments with the Wedum Foundation at the University of Minnesota and with the Winona State University Foundation at Winona State.

The $100 million Fifth Avenue Live is the work of a partnership that includes the Coborn family, Cornerstone Construction and local attorney and St. Cloud State alumnus Brian Schoenborn.

Plans call for five buildings on both sides of Fifth Avenue from the Coborn's grocery site north to Minnesota Highway 23. View an architectural video of the development:

Related development includes plans to expand the St. Cloud Civic Center near the north end of Fifth Avenue and renovate the National Hockey Center near the south edge of campus.

The $29.3 million hockey center project, dubbed the the National Hockey and Event Center, is in the planning stages thanks to a $6.5 million appropriation from the 2008 Legislature. The balance is expected from private donations, sponsorships and naming rights.

The Minneapolis-based Wedum Foundation, which was founded 50 years ago in Alexandria, Minn., has helped develop senior and student housing in Minnesota communities such as Buffalo, Rochester, Minneapolis, Fridley and Mankato.
