A model student apartment at the newly named Coborn Plaza is expected to open Jan. 25 for tours, according to university officials. The 455-student housing complex is under construction at the former Coborn's grocery store site at Fifth Avenue South and Ramsey Place. The apartments are slated to open in August. The proposed semester rate is $3480 per person in a four-bedroom unit, which averages out to $696 per month. Rates still need to go through the approval and consultation process, according to Dan Pedersen, director of residential life. Rates for studio, one- and two-bedroom units are not yet established, Pedersen said. The apartments will be fully furnished. Rent includes all utilities. A lease sign-up event for current students is 8:30 a.m. to 4:30 p.m. Feb. 3 in the Alumni Room, Atwood Memorial Center. View the sign-up event flyer (PDF). Coborn Plaza's pair of four-story buildings also will include 19,000 square feet of retail space and a 12,000 square foot St. Cloud State welcome center. Coborn Plaza is the initial phase of Fifth Avenue Live, a $100 million mixed-use development expected to remake both sides of Fifth Avenue from Ramsey Place north to Minnesota Highway 23. Fifth Avenue Live is the work of Fifth Avenue LLC, a partnership that includes the Coborn family, Cornerstone Construction of St. Cloud, and local attorney and St. Cloud State alumnus, Brian Schoenborn.
The university is leasing the apartment complex and welcome center from the J.A. Wedum Foundation, a Minneapolis non-profit that develops house for students and seniors. The apartments will operate with St. Cloud State Residential Life staff, policies and procedures. Other amenities include:
For an additional fee, there will be more than 300 secured parking spots. Officials expect these apartment configurations: 102 four-bedroom, 18 two-bedroom, three one-bedroom and six studio.
